In a testament to its enduring appeal as a premier tourist and shopping hub, Cape Town’s V&A Waterfront achieved a remarkable R11.3 billion in retail sales over the most recent financial year. This represents a 6.2% increase from the previous year, averaging around R942 million in sales each month. These figures illustrate the total value of consumer purchases within the precinct, underscoring the robust economic activity at one of South Africa’s leading attractions.
The uptick in retail performance coincides with a surge in visitor numbers, with the precinct welcoming 27 million visits during FY2026, marking a 7% rise from the prior year. This increase is attributed to a boost in both domestic and international tourism, further evidenced by the rise in international arrivals at Cape Town International Airport. Such visitor growth has been instrumental in maintaining the V&A Waterfront’s retail vacancy rate at a mere 0.9%, while its trading performance continues to outpace that of other major regional shopping centers.
Enhancing its allure, the Waterfront has expanded its luxury retail offerings with the completion of a new 3,752-square-metre luxury mall at Victoria Wharf. High-end brands such as Burberry, Louis Vuitton, Gucci, Zegna, Versace, and Rolex have already set up shop, with additional brands anticipated to open by the end of October 2026.
Looking to the future, the Waterfront has secured approval for an extensive expansion plan, entailing an extra 440,000 square metres of development rights. The initial phase will see 200,000 square metres dedicated to mixed-use developments, encompassing residential properties, hotels, offices, and retail spaces. Notably, at least 10% of the residential segment will be allocated for affordable housing. A possible second phase could add another 240,000 square metres, subject to a traffic impact assessment, with a focus on residential development.
Additional projects on the horizon include the development of 160 built-to-rent apartments set to open in March 2027 and the launch of a 142-room Cape Town EDITION hotel slated for October 2026. With these developments, the V&A Waterfront is poised to continue as a significant contributor to its owner’s financial performance, with a double-digit growth in operating profit anticipated for FY2027.
